PROCESS

Our process is flexible and staged based on your requirements and the scale of your project.
Our experience across all stages of your project lends to a unified
and integrated approach, streamlining the process for you.

Our aim is to ensure we create a home that is tailored to your lifestyle,
with the journey to completion being as easy and painless as possible.

INITIAL PROJECT CONSULTATION

Your first consultation with us to establish your project brief; the design and documentation requirements, delivery timeframe, budget and other specific objectives and ideas. This meet and greet can also answer any design or technical questions you may have to assist with your decision making.

CONSULTATION WITH ARCHITECT

Second consultation with your architect of preference or utilise and engage our in-house designer and draftsman to brainstorm your vision, ideas, concepts, visual references and budget.

DESIGN OF CONCEPT AND FLOORPLAN

Presentation of preliminary design schema, including floorplan, fixtures and fittings schedule, finishes, colour palette, and 3D renders.

CONTRACTS EXECUTED

Once scope and quote is agreed, we issue you Sealanda’s construction contract for your agreement, which is in line with the MBAV general contract. Following agreement by both parties, a certificate of warranty insurance will be supplied.

SCOPE AND QUOTE

Once you approve the working drawings we will provide you a comprehensive scope and quote for your acceptance.

WORKING DRAWINGS

We complete working drawings with our draftsman or work in consultation with your architect. We engage our engineer or work with one of your preference for necessary computations and structural drawings. At this time we also obtain any necessary requirements from preliminary building consultants dependent on the complexity of your project. Independent surveys and documentation such as soil report and energy ratings are obtained once working drawings are complete.

PLANNING AND PERMIT SUBMISSION

Planning approvals with council are lodged. Once planning approval is granted, we will engage a building surveyor to provide a building permit.

PRE-PROJECT COMMENCEMENT

Once all approvals are granted, we will provide you with a project timeline, schedule of works, and commencement date. We assume the role of project manager for all build phases, including managing all site safety and liaising with all necessary parties to ensure a smooth delivery process. We will also finalise any specifics requiring your involvement, for example if you wish to supply any particular items.

PROJECT COMMENCEMENT

Project commences. ‘WIPs’ including site images regularly update you on the progress through-out the build stages. We also conduct site meetings with you when we achieve each progress milestone. Once your project is nearing practical completion we confirm a handover date.
